Beschreibung
This object is a centuries old property, which has been lovingly,
lavishly and luxuriously refurbished. It is located in one of the most
emblematic and beautiful neighbourhoods of Palma, just a few meters away
from the sea.
The first two floors of this ancient house have been refurbished into a
modern duplex apartment, following the house-in-house concept, while
maintaining some building elements from the 11th and 17th century, which
have been carefully restored and integrated. An especially exceptional
example of this are the old mares arches, which have been maintained and
revived.
Entering through a private entry, one reaches the big reception area,
which leads directly to the open concept kitchen.
The luxurious Gaggenau kitchen aside, the highlight of this floor is
the wine cellar, which has been built into an ancient Arabic water tank,
as well as further elements of the functions these houses used to serve
as, once upon a time. The open kitchen is completed by a big dining
area and a green oasis in one of the house‘s patios. On this floor you
can also find a second patio as well as a guest bathroom and the
storeroom/utility room.
A custom designed staircase leads directly from the kitchen to the top
floor, which has been designed and built following top modern German
standard. Here you will find a master bedroom with en-suite bathroom as
well as a walk-in closet. Further along you will find a second bedroom
with direct access to the terrace and a second complete bathroom. The
terrace also leads to the big two-part living room area.
In order to capture the biggest amount of natural light, the architect
has focused on working with open spaces and lots of glass structures,
breaking open the old structures and reinterpreting them.
Some of the technical details of this object are:
− Cutting-edge floor (M2 EPOPXI self nivelling; Poured floor in pure
White which resembles a freshly polished ice rink);
− ISO Windows with high isolation: all windows, the entrance door as
well as the stair’s steps are made of solid iroko wood. This wood has a
Brown-golden colour with a slightly yellowish white splint. The wood
fibres often run in roughly structured waves and this wood is processed
to make weather resistant timber;
− Air conditioning (cold);
− Underfloor heating;
− Heating and A/C operated with state-of-the-art heat pump and boiler;
− Built-in closets;
− Visible wooden beams;
− Chimney;
− Bathrooms with the typically Majorcan mares stone floor;
− Sanitary ware: freestanding bathtub; individually designed
floor-level showers; state of the art mixing faucet (Grohe) and ceramics
(Duravit);
− Kitchen: from the manufacturer Schüller X2 Fino crystal white;
central block with counter top made of African Nero Assoluto Z Stone,
with flamed and brushed surface; appliances by Gaggenau.
Only state of the art materials were used in this renovation.
This house is located within 5-minute walking distance from the sea and
approx. 100 meters down the street, you will find the Parc de la Mar,
which is very popular in Palma, as well as the Cathedral. There are
excellent restaurants in walking distance and the prestigious brand-new
hotel Es Princep, but you will also find the typical simple Spanish
pubs. Since the Calatrava is a residential neighbourhood you will
nevertheless experience the unusually quiet and tranquil character of
this area, right in the heart of the city of Palma.
The area itself is a traffic restricted area, nonetheless there are
close by and in few minutes walking distance, several possibilities to
rent a parking for approx.. 100-150.- €/month or even to purchase.
